@Jin Zhang, Kristina and Zach hit the nail on head. I've seen a couple of duplexes around $300k price point. Rents are super high, but STR will usually get you a higher NOI, Cap Rate, and CoCR. I'm in Tampa and I definitely hear you on prices in Sarasota. Depending on your strategy, it could still potentially work for you. If you're looking at other areas in Florida, I would definitely recommend Tampa/St. Petersburg. Plenty of opportunity here, and rents are continuing to rise. Hi @Megan Campbell,

Arbitrage model is tough in that you have to find an owner/landlord willing to let you do it. Many investors I know using that model spend a lot of hours on the phone trying to get the right landlord that will say yes. Many times they are offering above-market rents and long term leases. Guaranteeing the owner more money for extended period time is going to be your best pitch. Also, explain that since you plan on doing STR, there is a cleaning after every stay, meaning there will be frequent maintenance of the property.

@Josh Green Very reasonable. Many of the fees title insurance companies have no control over (the owner's policy is a state promulgated rate based off the purchased price), the title search is dependent on what the underwriter charges, lien search depends on the municipality. Hi Angelo,

All the different municipalities in the Tampa Bay Area all have different rules and regulations in regards to short term rentals, but there are a numbers of ways to stay in compliance. Do you have a property you're already looking at, or trying to decide where you should be looking?
