Hi @Matthew Hunter, I've actually worked with several real estate investors all over Florida. Need to be careful, some areas, like City of St. Petersburg do have some restrictions on what you can do as far as STR, but its not entirely impossible. My understanding is that the local ordinances are for 30 day or more rentals to avoid transients. I know someone who has a few AirBnB properties in St. Pete. He explained it to me that all his listings “recommend” 30+ rental periods, but ultimately he can’t control how long people stay. So long as you are listing the property and recommending the 30+ days, you are in compliance. He said he’d received complaints before, showed the listing to the City of St. Pete and because he has the recommended stay, he is in compliance and he’s never had to pay a single fine.

Hi Eric! The greater Tampa Bay Area is a fantastic place to live and invest. Plenty of opportunities. Everyone here is very correct that City of St. Pete is not super friendly to AirBnb and other STR. That being said, there are ways to still run your AirBnb and still be compliant with code. Feel free to reach out and we can discuss.

Additionally, if you don't want to take the chance, Gulfport is STR friendly and has plenty of great locations close by.

But getting started, just take your loan costs into account, and negotiate your deals accordingly.
