@John Woodrich is the best REI CPA. I would suggest reaching out to him, but being patient. This is busy season, so he may not respond right away.

@Josh Schaap those are single family properties known as townhomes or twinhomes. Don't feel bad I know many agents who do not even know the difference. I know of several off market multi family in the twin cities. Reach out and let's connect!

@Justin V. I would get an attorney involved if the power company is stating you owe the money eventhough it was in the tenants name/ responsibility. I have one if you want to message me

@Yatin G. So minneapolis has a 1 str per person rule, so if you want multiple I would avoid minneapolis. Bloomington has a 30 day minimum due to the hotels and the MOA. I believe the brainerd lakes area hhas some limits now too, but I am not 100% sure. I think duluth and 2 harbors has made it where you can't str because they are only allowing a small amount that is already full. Not 100% sure on the further out ones, but around the twin cities most places are friendly for str. For an accountant I always recommend @John Woodrich He may not be accepting clients, but he can refer other CPA's or possibly software for you

From a sales standpoint this really hinders your ability to sell. I have had many investors pass on buying a property because it was enrolled in that program.

@Tyler Sterner Welcome! Shoot me a message and I can connect you with local investor groups. Including the one I run that has an event next week. The guest speaker is talking about his journey from 0 properties to 26 and becoming financially free.

@Joseph Hammel So the reason probably nobody responded is because this is a huge talk to your attorney question. If anyone gave you advice and they were wrong you/ them could be in trouble. As a realtor if I were caught practicing law like that I could get fined, lose my license etc

@Gregory R Ley gotcha. I would not mind helping, but I do not think my brokerage would allow it. They don't allow any management of other peoples properties. Maybe you could post on some facebook groups? I know some where you could find good landlords

@Gregory R Ley what are you looking for exactly? Someone to show tenants the property or someone to act as a contact for tenant problems when you are unavailable?
