@Michael Nahm you can definitely enforce no smoking in the property. The MN standard lease even has an area where it asks if smoking is allowed. If in the lease smoking is not allowed you can enforce it and if he does smoke in the unit, kick him out and charge him for any damage.

@Sanjeet Dighawa your heater and air conditioning unit are 2 different things. The ac unit would not have been tested in February. Why don’t you spend $50 to have an hvac professional go check the unit? Your condenser is probably out

@Christian Espana that is a good idea. You need to go into any investment with multiple strategies, especially when considering STR. STR's are becoming increasingly targeted for legislation, especially in Minnesota. Best of luck!

@Christian Espana depends on the city and if rural the county. Most places in Minnesota are friendly to str. But there are an increasing amount that are outlawing or limiting them. I would speak with a realtor who is in the areas you’re considering buying.

@Tanner Weaver my man!! Great to see you here, love it! Thanks @Evan Kraljic for tagging me! Tanner lets chat my man, there are some opportunities with that amount saved up, your credit score and your drive. 2 years you grinded to get here, nothing will stop you. I know of 2 off market 4 units in royalton (They want waay too much), but honestly you don't want to buy in royalton or rural. You travel too much and need someone to manage the property and in my experience it is really hard to find a great PM anywhere, but especially in rural areas.
