I agree with @Karthik Murugesan, either potential owners believe the house will appreciate in value or that the current listing price is under market value.

Congrats Warren! I live in CT also and have a similar goal of purchasing my first multi-family investment deal by end of 2019. Your story inspires me to put more effort into finding a great deal. Thank you for sharing.

I live in Groton not to far from the shipyard, are you looking to invest in the Groton or Pawcatuck area? I'm going with what will make me happy and that is what I would want someone to do if I was in that situation. They have been great tenants for the past 3 years so I will offer to cover half of the expenses. Since the current lease agreement does not discuss vent maintenance I will have that added to any future lease agreements. The property is several states away otherwise I would do the maintenance myself. For now I think this is the most efficient solution. Spend a little money save a lot of time. Again thanks all for the suggestions and make sure this is in your lease agreements so it doesn't get you.

The dryer discharge is hard piped in the house. Its a 1 story house split level ranch style home. I believe they just hooked up using that standard foil looking connector to the discharge connection. Maintenance of the lint is not discussed in the lease agreement so not sure where responsibility falls for that. I already spoke with my PM we actually have a good relationship, I told them I would pay to have the lint vacuumed out ($120) which I think is fair. I just don't know what to say about the dryer. My PM said she would talk with the tenant and get back to me.  It's just confusing because the tenant didn't request for me to pay for half the dryer the PM suggested to me that I do..

Hello BP,

I need advice.. Received an email form my property manager explaining that my tenants dryer stopped working and that they called a maintenance company to look at the dryer ventilation and discovered it to be clogged. How it was explained to me was that the clog is due to the vent exiting out of the roof instead of the side of the house and that condensation makes this problem worse. The tenants are not asking me to pay for their dryer but (I don't know why ) my property management company is suggesting I pay for half the cost of fixing their dryer which does not sound right. This is my dilemma, I just want to get it right but don't want to fork over money for something I'm not responsible for. I don't believe I'm responsible for their dryer and the tenants haven't suggested that either. So what is the right answer? BTW I asked if tenants have renters insurance and also if the dryer was under warranty which the manager did not know the answers to.. Just need help any advice is appreciated.

@Karin Crompton Thank you, Having a great wife and two kids definitely builds structure. Now its time to improve the foundation!
