@Griffin Fehrs, thank you so far BP has been a great site for learning...so much info. Congrats! I can’t wait until the day I get to walk across that stage. I looked into the real estate program and it is excellent, but I really have a passion for personal finance/money management.

@Rob Brautigam The podcast have been fantastic!! OK BP I said it first..You guys need to be on XM radio!! BAM!! I would love to tune into so BP podcast during my morning drive. For now its cell phone and earphones LOL. Only market I’m familiar with is New London, I willing to look at any market with help.

Ok so to be honest I became an accidental investor. I originally purchased my rental as my main home under the assumption I would remain in the area for awhile. Then the Navy sent me to CT so I had no choice to put it up for rent. It’s been great! Maybe I have been lucky b/c I have had the same tenant in the property since 2011 and the pay on time every time! Much credit is due to the great property management company that handles everything including rental screening for a very reasonable fee. In my experience I have found that if you treat your tenants with respect and ensure that all reasonable repairs are completed in diligent fashion people have no reason to go. After finally refinancing the unexpected cash flow has been great!

So as an attempt to intentionally enter the world of investing I’m looking to purchase another property that will produce great cash flow. With the cash flow Ill either build equity in one of the homes or save for the next property.

First and for most sorry for your misfortune with the contractors. Now,If I was in your situation, I would seek legal advice from an attorney. A Good attorney should be able to explain exactly how the situation will unravel and provide you several options of how to deal with this situation. You may have to pay a small consultation fee, which might be worth the money if it prevents the headache this guy might try to cause you. Also you an attorney might be able to write you a letter stating that he believes you are not responsible for an monetary fees and that if they file a lawsuit you will counterclaim. My belief is that it's better to be proactive then wait and see. Once again this is what I would try hope it helps. -Daniel

  Hello to any and all that read this. My name is Daniel Jones I live in Groton CT I'm a full time student at the University of Connecticut studying finance. I joined BP as an effort to connect with like minded individuals who are looking to grow personaly and financially. So far this website has been a great tool for learning and developing successful habits. Currently my real estate experience consist of being a landlord ( I love that term btw) for over 4 year. My rental property is in GA and now I am committed to making my first big purchase in CT. My overall goal is to meet people who want to help grow and motivate each other to become as successful as possible. I'm a very laid back guy who gets along with anyone so if you want to drop some knowledge, spark a convo, or make a new friend drop me a line and I'll do the same.
