What am I missing, this listing is getting so much investor actio

I am an agent and am listing a property that is getting a lot of investor traffic and offers. I have run the numbers for myself, but don't seem to get a good result to make it work. What am I missing or not seeing? The PP is much higher on the offers I am getting.

May be they are hoping for the property to go up in value while the renter pays portion of the mortgage?
