Hi All, has anyone devised or used an actual buyout formula for the sale of a partial partnership interest? This would be for a scenario involving an early redemption of a partial partnership interest in a Multifamily property owned by a SAE LLC. What formula or valuation method have you included in your OA? What discount % do you use and what method do you use to determine NAV?

@Bruce Petersen Thank you Bruce, do you have an estimate for the cost of buying your own machines? Your 50-100% ROI is based on what time period?

All, I currently have a 59 unit property under contract in Dallas. There is no current laundry room management service contract because the prior one expired and was never renewed. That said, I have the opportunity to bring the laundry room online again by using a third party or to do it myself.

Have any of you dealt with this decision and if so what did you end up doing? It is obvious that collected revenue would be higher under the property owned model - but is it worth the extra work and cost?

Second and final question, for those of you that have recently signed a new contract, what signing bonus are you guys seeing in the market place?

@Brandon Hall Your first assumption is correct, I would be receiving the acquistion fee to re-invest it into equity in that particular deal. I would not be collecting it. How does this change things?

Hi BP Community,

 As sponsor what is the tax treatment of acquisition fees assuming that you reinvest them as equity? I've heard both sides of the argument saying that they are either treated as ordinary income or are capitalized and depreciated as a cost to acquire an asset.

Anyone know for sure?

@Brandon Hall @Brian Adams Do you guys have a final answer for this? Are acquisition fees treated like a cost to acquire an asset and are therefore capitalized and depreciated or are they treated like ordinary income?

I'm structuring a round of funding and want to have a good understanding of this.

BP Community, I am looking for a good book on mortgages on interest rates in commercial loans, ideally in the multifamily space. Does anyone have any recommendations? It seems that significant changes are coming up in the interest rate environment and I want to read up on this rather than depend on my originator.

@John Leavelle I am referring to multifamily. I currently own a 56 unit property but am looking to get a larger one under contract in the near future.
