@Stephen Shelton Is it a sycamore? If not sure look up the bark on that one. Very distinctive.

@Danielle McClelland Hi Danielle, Quick question... Who's foreclosing? 1st, 2nd, HOA? If it's a bank, is it a mega bank, regional, local 1-2 branch bank, other?

If you can't answer, please don't even think about bidding.

@Emily Smith Hi Emily. I read your post and saw all that information that always seems to be between the lines when it comes to this sort of thing. I'm sorry for your dilemma. These are the toughest decisions we face in life. You already know what you must do. Best wishes and best of fortune to you.

@Matt Berklacy Hi Matt, I don't think we've met but I could be mistaken. I have experience with a local hoarder house. I'd be glad to take a look with you. Pm me if interested.

@Kevin Harris Wow I certainly did not expect that. Sorry to hear that ridiculousness. I hope the real court gives you a better ruling.

@Anthony Mcnair I don't think this sounds like a deal at all because he doesn't want just enough to pay off his mortgage he wants 50k and to leave you with the mortgage so a hundred K Plus 45k in repairs on a house worth 160k is not a deal at all. There's not enough meat on the bone on that deal no one would be interested just my opinion.

You need to clarify exactly what the seller wants and then go from there if the person just wants to clear their debt then it's a deal.

@Doron Rice Since the seller disclosed then yeah it would be nice to get some documents but good luck. In my experience the people you deal with on an REO may not have anything to give you. Most of the time they don't even know the code to the lockbox.
