@Chris Mason You must be the exception that proves the rule most LOs I have worked with only asked two or three questions then try to sell you on why you have to do your mortgage with them. They then send it on to underwriting and let me battle with the underwriters. Most are the kind like used car salesman, not saying that about you by the way.

I do have a good guy I use now but feel lucky to have found him.

@Rick Park The tax assessors office is affected by sale prices, regardless of what they may say to the contrary. However, they don't care what your loan amount is.

This has been my experience in FL and IN. Ymmv.

@Jay Garrison Yeah.. You've made a couple newb mistakes but you'll learn from this. You came to the right place.

Tenants are just like a cross section of the rest of society. Some of them are responsible adults and will do everything to the letter of the agreement, and some of them will behave like children and test, challenge, and play you every step of the way.

Some of what I say next depends on your market and your tolerance for shenanigans. For those that behave like children, get them out at the first opportunity. No quarter. They will chew up your valuable time. You could be spending that time more effectively. Don't babysit tenants, ever. Just my 2 cents.

@Meagan Maestre Hi Meagan, In our market, this situation can depend quite a bit on the neighborhood. If buyers in the neighborhood expect a pool because say roughly 40% or more of the homes in the neighborhood have a pool then okay you gotta repair it, but if say 20% or less I have a pool or even maybe even 30% or less then no I don't repair a pool fill it in because actually there are a lot of buyers who won't even look at a house with a pool it does not significantly help the value if the neighborhood doesn't call for it.
