Knowing that the neighbor does not have access to an alley, what made you pick this location? Google Street View shows poorly on this residence and will make a potential buyer wary quite fast. In the end you might have to entice the buyer with a better price over what the market can bear...especially if you want to sell this prior to spring since we are entering a very slow time. Plus interest rates have just picked up.

Midland Snow & Ice Management in Villa Park is one but I think they only do commercial, give them a call. I would talk to the landscapers, they usually do that in winter or know of one.

Welcome @Gerardo Villarreal! I'll have to agree that it's competitive out there, but deals are always out there. Definitely hard to cash flow with a 2 flat and there isn't too many 4 flats out there. My grandparents have one and at one point they were collecting 7 incomes from it and at the same time living there (two incomes from a huge garage that fits two construction vans and basement units that are no longer being rented).

@Eric La Pratt All new construction/rehabs now require upgraded water supply lines. Surprised the GC/plumber never caught that. The home inspector didn't point out the 100 amp service either?! That's old school.

REIAs are great for networking, but mentors and real life experience are definitely better when it comes down to learning the art of the deal. I might do this event (not advertising for that group) but I'll have to reschedule my day to make it work.

@Eric Liebich Best way to avoid probate is a living trust for a smaller estate. Wills are just worthless since you will still go through probate and spend thousands!

@Shaunda Hayes Reach out to a local broker and see if they have a holding company for agents who do not have a need to join the local board where they would just keep their license for the time being. You cannot practice real estate and still need to keep up with CE, but you won't need to retake all the coursework. Your association might also have one, however I would find out before hand.

I agree with @Lumi Ispas, a good CPA will come handy later down the road however you also need an attorney now who deals with real estate. There is a few professionals that you can network with in the Chicago subgroup.
