Props to you for knowing the power of real estate at such a young age. I am 20 now but when I was 15 I started learning about real estate. With a couple years of learning and meeting people I became a realtor at 19. I am now investing in properties and selling houses while having fun. So as good as it sounds to start early, you don't want to start that early. It could ruin your chances in the future of having the confidence/skills to pursue it. If you start now it is possible to get a few deals you just need to know your stuff. I recommend learning as much as you can until you turn 18 then come in and dominate the field.

I would say for your first rental definitely screen tenants yourself. You want to have a software/system that screens the same way you do so you can ensure a good tenant everytime. Once you have the screening system down you can make it more automated. I unfotunately don't know a good software to use at this time, but I suggest doing it yourself or having someone apart of the deal or someone you trust to screen tenants. 

You can create your own screening process and have someone else follow it to screen tenants too! Getting an in=person feel of the tenant may be enough on it's own to help you decide.

The brokerage you chose is ultimately up to you and your needs. The biggest things to keep in mind when finding a brokerage is commission splits, market center shares, training, support, and family. I was with a small brokerage for 7 months and didn't sell anything. I am now with keller williams and I am building the business I have always wanted!

Hey Alexis! I am born and raised in Florida and have local investing knowledge i'd love to share if you decide on investing here.

I saw some of the other comments and Ohio and Texas are also great markets! From my knowledge they are all pretty resilient in a bear market and offer great potential. I have not studied the other markets though so I can only speak for what I have seen here in FL.

I know Florida is great for both Long term and Short term investing and with no state income tax, the weather, and attractions will have people moving and visiting here forever.

3 bedroom I would say is most common and best bang for the buck.
