To use a software or handle it myself (first rental)

We are currently in the process of listing and screening tenants for our first rental property! We are worried that using a software to screen, collect payments, and submit requests, may just be more of a hassle than helpful. So far we have been underwhelmed with the service and are contemplating taking our loss and handling it all ourselves.

What is your advice on simply handling these things "in-house" or "manually" instead of subscribing to a software?

@Tommy Barrow to avoid being taken advantage of, you should always at least understand how something should be PROPERLY done.

Best way to do that is learn from sites like this and do it yourself at first.

Once you understand something, you can outsource it and monitor so you can confirm it's done properly.
