I'm curious why post-finance P&I is higher than your Pre? Should be the other way around.

Hi there fellow RE Investors. I need your help on the best State(s) to invest in. I understand that not everyone wants to give up their 'best kept secrets', but for those that don't mind 'giving back', which are the best (or maybe worst?) States to;

1) Do flips? I understand some States make it a bit harder, please share your thoughts.

2) Buy holds for either LTR or Airbnb? I would assume most States are the same, but...

3) Obtain a RE licence? Not sure if there are any differences here? Never had one before.

I have been RE investing full-time for 4 years, 13 flips, one (bad) lease option, 6 doors currently, some lending. I am neither a novice nor an expert. I am open to any area and would appreciate any and all thoughts/ideas/advice/warnings/legal advice/etc. If you would prefer to message or talk on the phone, lmk. Thank you for your input!! I do value the expertise that I find here on BP.

Looking to do some house flips (remotely) in other cities/areas, using contractors, agents, lawyers, wholesalers, lenders, etc. I do this full-time and have my 10th flip underway. I have taken 'guru' courses (no regrets) and have gone to several other guru weekend events. I am looking to scale up my business and trying to be mostly hands off. Just wondering how other investors out there are paying the Team? 

What incentives do you offer to have them take care of the mechanics of finding, renovating, renovating, staging and reselling your flips? Percentage of the profit? JV's?

How can you find those 'star' agents to find you MLS deals, without marrying one, or taking the courses yourself?

Appreciate any and all suggestions...looking to build a business of flipping homes, not just flip homes. Thanks.
