Need expert advice on flipping, holding and RE Licence...

Hi there fellow RE Investors. I need your help on the best State(s) to invest in. I understand that not everyone wants to give up their 'best kept secrets', but for those that don't mind 'giving back', which are the best (or maybe worst?) States to;

1) Do flips? I understand some States make it a bit harder, please share your thoughts.

2) Buy holds for either LTR or Airbnb? I would assume most States are the same, but...

3) Obtain a RE licence? Not sure if there are any differences here? Never had one before.

I have been RE investing full-time for 4 years, 13 flips, one (bad) lease option, 6 doors currently, some lending. I am neither a novice nor an expert. I am open to any area and would appreciate any and all thoughts/ideas/advice/warnings/legal advice/etc. If you would prefer to message or talk on the phone, lmk. Thank you for your input!!
