Investment opportunity. I have a duplex for sale in a great part of Cleveland, Tennessee. Each side is 2bed/1.5 bath. Large front driveway for parking. Good roof, windows and structure. One side is newly renovated with granite counters in kitchen, new flooring and paint throughout. The other tenant has just moved out, but I am looking to have it tenanted for the sale. Live there and have the tenant pay the mortgage, or rent out both sides for a cap rate of approx. 9.5%. Looking for Private investors to fund fix and flips. Either purchase, or purchase and reno. You will have first position on title. Will pay reasonable points/interest, but not interested in paying 'fees' for nothing at all. All monies transferred at lawyer at closing. 

Also looking at investors who can fund buy and holds for short terms. 65-80% LTV.

Hoping to work with private individuals, but may consider institutional/B Lenders as well.

Just a little caution to you in your wholesale deals. We as flippers/buy and hold investors want to do repeat business with good wholesalers. Make sure your numbers are correct. Remember the 3 most important rules of Real Estate:

"Run your numbers, run your numbers, run your numbers."

Don't inflate or make up an ARV. Work with honest agents. Also, don't guess reno costs. Your agent is not a contractor and no, the the house cannot be "completely renovated for $8-12K".

You sound like you have the drive, knowledge and single-mindedness needed to do well...the experience(s) are still to come. Let's see if we can help each other!!

You said 'my capital is tied up'. That's the trap. Whenever possible, always use other peoples money for RE, that way you can keep moving onto other deals. Money is never hard to find if a RE deal is profitable. Hard or private money is what you need to use till you refi. Check out some of the resources on here for BRRRR strategies and there are lots of lenders on here as well. Your numbers seem very good, and that will allow you room for even hard money interest.

@Zachary H. I would agree, use the 70% rule. That gives you 20% profit ($100k x 20% = $20k) and holding costs (approx 10%) should be covered. Offer that price. If they don't take, move one, there's more houses (about 133 million more!).

@Antoine Martel I enter addresses correct, but they still don't show up, then I get a message saying "We are not in that area, we can email you when we are.", or something like that. If the home is not For sale currently I understand that, but how then can a person pull comps? Zillow gives you info whether the house is for sale or not. I can look for other solds in the area, but it would nice to use the subject property.

Thanks a lot for your replies. I do realize Redfin (like Zillow) is a formula, so definitely not the best comp, was just curious. Thanks for the idea of just solds.

I am analyzing deals all the time and would like to find comps when my agent is not available. Zillow is OK for a 'quick' number and I hear Redfin is 'better', but every time I go on there and enter an address, it says "Address not available"?? I see there are agents on there, is the site designed for sellers? Is it like Trulia? Not sure what this site exactly is...???

Just curious what you are using in all aspects of your due diligence, research, design, etc? Just looking for advice/recommendations on good products that may be out there. I'm pretty tech savvy, love Excel spreadsheets and am also AutoCad trained, but I realize there are RE specific products our there. What are you guys using in(?)...

- Analyzing deals. I have a 'custom' Excel sheet that I made from various 'guru' courses that works well incorporating comps, profit, holding costs, renos, labour costs, etc. Just wonder if there might be a better one?

- Room Measurements. Looked at some phone apps that can measure and somewhat plot out a plan of properties that I look at, but haven't zeroed in on one yet. Suggestions?

- Comps. For those of us who are not agents with MLS access, and hate to 'bug' our agents for comps all the time, are you using software that uses MLS data for the average Joe? Maybe you recommend becoming an agent? Thoughts?

- Design/Plans/Blueprints. Just looking for a fairly inexpensive, easy to use (for the team) AutoCad-like program with out the learning curve. Would like 3D/POV/Walk-thru capability. Something that can produce blueprints for Permit Applications, etc. 

I realize there are good products in the Free Form and Files section here on BP too. If there is one you recommend, let us know!  Demos of software product are very helpful too, if you know of any? Thanks for your input and expertise! Learned, learning and still have lots to learn, so please share your thoughts...

We collect by cash, check or E-mail Transfer (that's the easiest method).

A landlord friend of mine gave his renters bank cards to his renters account and they deposit at their convenience. He also charges $5/day late fee (up to 10 days).
