The ARV is the critical number when assessing. To get it, you need comps. Zillow can give you a 'Zestimate' of that number, but comparables from an RE Agent are best.

The rich and successful investors that have mentored me over the years have always taught me to always keep your own cash and use other people's money, when it makes sense to do so! You will have to find the balance. 

We did look at some properties, but ended up going to Tennessee and spending time there. I will be back to Atlanta and hopefully we can connect! Thanks

Ok, makes sense. I would suggest then, instead of saying that I need to have an Upgraded Account, maybe just change the pop up to mention "Only Admins can post here" or something like that. Thanks for the quick reply!

I just tried to post a question in the FAQ Forum and it wouldn't allow me to post because it says that I need to have an Upgraded Account. I just became a Pro Member, is there some other account 'level' that I need to upgrade to? I thought Pro was the top package? 

Finding it difficult to readily find ways to Private Message people on BP. Some people have a 'Send a Message' button on their profiles, some don't? How do I PM someone who doesn't?  Just not seeing it. Tried Help and FAQ's already, and I'm sure it's right in front of me...thanks.
