Hey @Will Gaston, yes I did call them and they have a limit of three unrelated people in the same home. So I will be looking for 3 bedroom properties.

So I listened to BP real estate podcast last week with Todd Baldwin, and how he rents by room because of how high his market is.I also live in a fairly high market (south Florida) and am planning to do the same thing with student rentals since I live near a college town. Todd said some of his expenses include toiletries, water, electric and a cleaning service, which I understand because it mediates potential conflicts between tenants. I was wondering if furniture and kitchen appliances should also be added to those expenses or should the tenants handle that amongst themselves? I just don't know if this is something my future tenants would fight over or I'm just overthinking things. Thanks in advance!

So I live in South Florida, which is a fairly high market. I live near a college town and I plan to do student rentals (rent by room). My question is how do I determine how much my house will appreciate over time? And how do I determine how much rent will go up in the future so I can put it into my numbers?

I’m considering buying an empty lot in between two houses in an upcoming community. I would like to buy and hold the lot until the market value goes up and sell it at a higher price than I bought it.

However, I’m curious what are some things to look for when deciding if this empty lot is a good investment? Is it the same as looking at homes or is it different?

Hello,

I am new to real estate investing and I am trying to figure out where to invest. I currently live in south Florida where the prices of homes are at their highest. Now I’m looking elsewhere to invest my money. What are the best strategies to determine where to invest in properties? And how do I get in contact with someone there once I find the best market?
