@Andrew R. Lucas I’m just wondering why the supply is different for professional and not students? Why do professionals have trouble finding rent by the room? Is it because they are pickier about you they live with unlike college students?

@Bryan Noth I appreciate your insight. Your right! using all of my finances is definitely risky, I just need to figure out how to get more reserves or use OPM.

I found a distressed single family home with and ARV of about $355k in south Florida. The owners are asking $319k but based on the Zillow pictures alone it looks like it's going to need almost 40k of rehab. If everything works out I wanted to BRRRR the property for a student rental.

I would like to ask for a lower price so I can be close to the 70% ARV ($248,500) and get all my money back with the refinance. Even then I would have to spend about 70k (30% down payment) to put a down for the hard money lender. Which would be almost all my savings. I'm asking if there is any recommendations for another way I can fund this deal? And I don't know anyone who has enough money to fund the whole deal.

Hi, so I have not done any real estate deals and I don't have any real estate experience. I plan to buy a distressed single family home to BRRRR for student rentals. I've been studying real estate for about a year and I know the basics.

I don’t have enough money to fund a deal myself and I don’t know anyone who would give me money for a deal so I wanted to get hard money. I know hard money lenders usually lend to investors with experience, how should I approach a hard money lender so they’ll have the confidence to lend to me?

@Will Gaston your right! I’d be lying if it didn’t cross my mind to get a 4 bedroom anyways and just risk it, but I hear you it’s not worth it.

But what was you opinion on my original question about getting furniture for the common areas and kitchen appliances? Is it worth or should I just let the tenants handle that themselves?
