Hey Edward! Things have recently changed how licenses are issued in the unincorporated areas of the county. But in approved communities in-town, there are plenty of opportunities. DM me to discuss further.

STRs in St. George & Washington County are a whole new ball of wax. Lots to consider. Zoning & sleep limits in differing parts of the county have lots of questions being asked. 

Not just any home can be rented nightly. And Washington City has a sleep limit of 10 unless there is fire impression (interior sprinklers) so that's an interesting hurdle.

@Steven Mecke Some clarification...you're making it sound like NO STRs are allowed in the city...not true. There are many approved/zoned areas in Washington & St. George. Hurricane is a different beast.

Hey Alex! The good thing about St. George is that you can look for a vacation rental as well as an option for your portfolio. The zoning restrictions are being tweaked in the county but there are homes coming available in zoned areas commonly that you can jump on. Let me know if I can help!

As a property manager, my biggest mistake can be is mismanaging expectations. Always under-promise, (then try to) over-deliver. I've lost clients to a competitor because my projection wasn't higher than theirs. And I'm ok with that. I ran with my data & felt comfortable with. If the competitor can deliver the number they projected, they earned it. If not, I'll be here waiting with open arms (Cue: Journey). 😄 

I don't consider myself a Business Development Manager...I'm an Expectation Manager. Happy clients with realistic expectations are the results I'm after.

I feel it's purely a supply/demand issue. Pre-COVID, we were probably saturated in STRs IN Southern Utah. Then during COVID, nobody could go on cruises, couldn't go to Hawaii, Mexico, Disney, etc. So they flocked to Southen Utah. Then everyone said, "This place is awesome! Let's buy a STR!" Couple that with the limited number of STR permits, basic economics. Perfect storm for a price spike.
