Welcome @Ernie V You just missed the Milwaukee REIA meeting last night. They have a few during the month, in particular the breakfast meeting seems to be the place to go but you would benefit from the 101 meeting as well since you are new to investing.

I suggest you give the local REIA another shot if you just went to one meeting.

Your observation that no one is willing to share information unless they get something out of it is a little premature. There are around 100 people at every meeting, I know that you didn't meet me!

The local BP meeting is also very worth while.

Sorry I cant provide a name for you @Arnie Guida but the monthly REIA meeting is tonight in Brookfield. They have a portion of the meeting dedicated to wants and needs, you could just go up there and ask for Roofer recommendations and I'm sure you would get plenty of referrals.

As far as I know, there is no cost. But I'm just the parent of a student not a property owner getting on that list. Doesn't cost anything to call them up and see.

@George Pan Contact the schools and get on their housing list, assuming you want to rent to students. Here in Milwaukee, UWM provides their students a list of rentals in the area.

I will probably see you at the next REIA meeting as I typically go but missed this weeks.

If you are not a member, you may want to join. This is my second year as a member and I take advantage of the discounted costs to attend different events. Last weekend it was an Equity Trust IRA event. May 3rd weekend there is Wholesaling meeting that is open to members only.

That being said, my advice is to not buy into any program until you've done your research and have asked around as to how good or bad the offering is.

I went with a Guru initially and only learned about Bigger Pockets after the fact. If I had learned about Bigger Pockets first, I would own a few properties with the Guru money I spent!

Hi Wesley

I wanted to ask a couple of questions to clarify.

You say ARV is 68 - 71K did you run the comps or are you just guessing?

Is the selling price 31K what you bought it for or you have a buyer lined up willing to pay 31K?

68K * 70% - 7K repairs - assignment fee? 5K = 35,600 MAO

OR

68K * 65% - 7K repairs - assignment fee? 5K = 32,200 MAO

If the seller is willing to sell to you for 31K, and you ran comps and didn't just guess, I would get it under contract.
