So an update on this.....I was finally able to get someone at the mortgage company and the property is not in foreclosure and they have no record of that address at all. Looks like a title company would be my next stop...not sure whether I should continue to incur costs or just drop it.

I was able to pull the mortgage information however I'm a little confused by what I'm finding...

First document 5/10/2004 - Mortgage3 - lists consideration of 1,640,000.00 Guarantee=Gn Mortgage

Second document 6/7/2004 - Mortgage3 - lists consideration of 25,000

Guarantee= US Bank

The parcel is the same for both documents

This properties ARV is near the 140-180K range.

Unfortunately I mistakenly close the window before I could copy or look closer at the first document. I can only assume a typo by the recorder?

164K first mortgage and then a 25K second mortgage?

At the most a 20K spread.

I think Ill call GN Mortgage and see what I can find out just for the education but this one is probably a bust.

Guess I would recommend legal residents stay away from fanniemae.

I didn't pay a higher deposit on a rental or higher mortgage rate because I wasn't a citizen. It was really a non issue.

@David T. If it was a concern, they should have confirmed when they heard your accent! No accounting for some peoples decisions.

@Rick, I don't think 6 hours is giving up easy when I'm a wholesaler, I think its over kill. I've continued so I could learn which I did....I wasn't aware that mortgage information was online...off I go again!

I think I'm going to let this one slide.

I've found contact information on the father but I cant imagine calling him to ask about the house, I'm sure a bank owns it.

Perhaps my knowledge is lacking but how can I know how much is owed on the mortgage? Both owners are deceased and all records are still in their name.

As for how much its worth, I haven't been inside the property, no idea what repairs are needed. FMV in the area range from 140K to 184K

Thanks Jenkins, unfortunately no obit but a ton of articles a few leads but it looks like for obvious reasons they are keeping things quiet.

1 13 yr old child of theirs and a 20 yr old child of hers and his father in Florida

The incident happened over a year ago, they usually take this amount of time to auction it off?

The LPS gives this information on their site, they don't specify which bank they were hired by....

"I am interested in obtaining information about a property posted with your company’s contact information.

LPSFS is merely a vendor hired to provide various services for financial institutions across the county. In accordance with the Gramm-Leach Bliley Act of 1999 (Federal legislation concerning the protection and disclosure of non-public personal information), we have no ownership interest in the referenced property and suggest you contact your local County Tax Assessor, Clerks Office or County Sheriff Office. In most states, these agencies will have the owner of record on file and that may assist you in obtaining the information needed.

The following Web sites also may be utilized to search for sale information:

www.buybankhomes.com
www.hud.gov"

And as I mentioned, the county has the deceased as owner still.
