Have you considered purchasing a property that has an assumable loan? this could very well be another option to save money in interest etc.

David, Sub too is the only way I purchase in California and pre foreclosures are on the rise. I can refer you to a few title companies who are familiar with structuring these contracts but are not San Diego based. Let's connect.

Investment Info:

Small multi-family (2-4 units) fix & flip investment.

Purchase price: $120,000
Cash invested: $25,000

Our latest Flip, this was a pre- foreclosure lead.

How did you find this deal and how did you negotiate it?

Cold calling

How did you finance this deal?

Purchased creatively ( sub too) Rehab (Credit card zero interest)

What was the outcome?

As we flipped this ourselves from the roof to the flooring, we gained much respect to labor workers and realized even the tidiest things such as changing the outlet covers and installing new plumbing will take up a lot of time! This was a great learning curve and will humbly do it all over again.

Hi @Timothy Munger where did you start? How do I begin. I have a comtractor I work with and also a private money lender. I am very interested in devloping a small afordable housing complex and my community needs more of them! any feedback would be appreciated.

What is the best approach to land wholesaling?

A) find potential land sellers in feasible zoning areas?

B) Find buyers, contractors, builders etc. seeking land for their next project.?

C) Both A and B simultaneously in order to save  time during my search and look at areas the seller is interested in?

I am kind of all over the map and if someone has a strategy down please do feel free to drop comments below.

Tara, as a first time buyer your down payment should only be 3-3.5 percent on an FHA loan. It is not entirely a bad idea having neighbors that pay your mortgage. I started off with a 3 bedroom house in college, rented to bedrooms and stayed in the master and they covered all rent plus utilities! I shop plentiful at Goodwill too :) Goodluck
