I too have a holding company; this might be a silly question but is this something I need to relay to tile, or they do automatically? (adding the layer of privacy)

Hi Jerry, thank you for this feedback! I’ve had the property for about 7 months, I’ll definitely look into this more. I normally buy and hold but this happens to be a flip I did, so this is fairly new to me. I was advised by a (seasonal flipper) that I should transfer but now I am not so sure if this is what’s best.

Essentially, she want's them to have to do three or four clicks versus one or two. We take for granted that a lot of folks don't actually know how to utilize an appraisers office or search through the states biz website.  This is exactly it! Speaking from experience when hunting down property owners of distressed property’s ,probate etc, some are easy to find after a couple clicks, others I can never locate, ghosts. I have witnessed people door knock for leads, that  being said I don’t want anybody at my door.

Aside from that, seems like you're using LLC for the wrong reasons and others have already pointed out the issues.

In Wyoming, and the registered agent name and address is hidden by the company.

 It's a risk you run on the anonymity side, however, if someone looks up the address now, do they not see your name? Every county in every state seems to be a little different as far as what the county appraisers website will give you access to. 


Hi Malcomb, yes, if they search that address now my name is attached, however, my other properties attached to my LLC are not. There is no correlation of my name attached to my other properties exempt an attorney search.

John, I am transferring over for tax break purposes as I plan to sell this property that has over 250k in equity, can you elaborate on your preferred reasoning behind keeping it on your personal name?

Stuart, I want to be difficult to allocate for privacy concerns as I have other property attached to that LLC. The amount of cold calls I get now from this sole property under my personal name are endless. I too understand that hiding my name will not protect me against a lawsuit.
