@Breanne A. there are 3 REIA's in San Diego county and all three are on Meetup.com.

1. North San Diego Real Estate Investors Association (www.nsdrei.org). I'm on the board for this club and can add your name to our guest list so you get in free to your first meeting. (www.meetup.com/North-San-Diego-Real-Estate-Investors-NSDREI)

2. San Diego Creative Investors Association (www.sdcia.com).

@Stewart Thompson since you are in Orange County you should look up Gerald Lemoine group if you want to pursue more information about note investing. Gerald has a Meetup group that he runs and their focus is all about notes.

Also, I have a friend in San Diego who is blind and he's wholesaling houses. He has a couple of partners that work with him but he's making it happen and so can you. You are only limited by your thoughts. Best of luck.

@Adam Berryman  I'm on the board for the North San Diego Real Estate Investors Association (www.nsdrei.org). We have over 100 investors who come to our meeting every month and I think you would find a lot of value at our meeting. We deliver great content and there's no sales pitches.

Our next meeting is on February 17 at the El Camino Country Club. I'll put your name on our guest list so you can attend your first meeting for free. Come check us out. I think you will really like it.

We also have a Facebook group and we are on Meetup.com. Join those too so you can connect with more investors in the area. I look forward to meeting you in person.

@Aaron Mack  it's really hard to get cash flow right now, but you should look east, like El Cajon, Escondido, maybe even Ramona (had a friend buy a cash flowing 4-plex out there last year).

What about driving out to Imperial County? It's only a few hours away and might get you what you want. Good luck

@Husein Merchant  welcome to the BP site. As @Paul Timmins said above, check out the local REIA clubs, they have great people associated with them and you can learn a lot by attending and networking. Do a search on Meetup.com for the San Diego clubs. All three deliver good content.

I'm part of the club in Oceanside (www.nsdrei.org) and if you'd like to attend our meeting I can get you into your first one for free. Just let me know if you want to attend.

James, in my opinion the more important question to ask is if the small unit makes sense economically. In other words, are you going to have to feed a small alligator to make this work in San Diego?
