Post: Alternatives to REITs?

Does anyone know of any investment alternatives to REITs and direct buy/hold ownership? I'd ideally like to find a way to invest with a fund that sources deals directly from developers. So, as I imagine it, the investment would probably have less stability than a REIT, but greater upside potential. Anyone know of anything like this?

Hi, Does anyone know of any investment alternatives to REITs and direct buy/hold ownership? I'd ideally like to find a way to invest with a fund that sources deals directly from developers -- do any funds do this? So, as I imagine it, the investment would probably have less stability than a REIT, but greater upside potential. Thoughts about investment opportunities appreciated.

Hi,

I own a manufactured duplex in Oakland. Apparently it's difficult to get a reverse mortgage because it's manufactured. I own the property outright (no mortgage). Any advice on how to pull money out of the property w/ as low a rate as possible?

Post: Former owner refusing rent reimbursement

Hi all,

I purchased a duplex in Oakland a few months ago. Both tenants are Section 8. I filed the paperwork for rent reimbursement and sent it to the Oakland Housing Authority on time. However it took a while for OHA to process it, and as a result, January rent reimbursements were sent to the former owner, who cashed them.

OHA says it's the owner's responsibility to pay me back. The owner says it's OHA's responsibility.

Any suggestions on a best course of action would be greatly appreciated!

Hi!

Can anyone recommend good sources for real estate data? Right now I've been using Zillow, Trulia and Redfin, as well as Neighborhood Scout and Rentometer. Any other sites/etc you'd recommend? I'd like to get a better sense of what are the emerging RE markets (Charlotte? Minneapolis? Tulsa?), among other things. The more detailed and comprehensive the data, the better.

Thanks,

Dominic

Thanks for this, Andrew. I'm looking to invest as a passive investor only. No strong preference in terms of location or types of property -- really just looking at the numbers. Your response is helpful, though -- thanks for posting, and happy Friday to you as well!

Hi all,

I own three buy-and-holds in the Bay Area and an now considering getting into flipping as an investor. Does anyone know of any particularly reputable, high-ROI companies looking for investors? My research has led me to Simply Do It (led by Dani Beit-Or), which looks quite strong, and I'm now looking to speak with anyone who 1) has worked with them as an investor, 2) has worked with another similar company, 3) has general advise on investing in flips.

Thanks for reading (and thanks to BP for providing this forum),

Dominic
