Reverse Mortgage for Manufactured Duplex?

Hi,

I own a manufactured duplex in Oakland. Apparently it's difficult to get a reverse mortgage because it's manufactured. I own the property outright (no mortgage). Any advice on how to pull money out of the property w/ as low a rate as possible?
