Alternatives to REITs? ​

Does anyone know of any investment alternatives to REITs and direct buy/hold ownership? I'd ideally like to find a way to invest with a fund that sources deals directly from developers. So, as I imagine it, the investment would probably have less stability than a REIT, but greater upside potential. Anyone know of anything like this?
