Hello all, Looking for a little advice. Recently had tenant move out during eviction process. Of course, the y didn't leave forwarding address and have an outstanding balance. The balance consist of small amount of rent, additional rent (late fees), extra extermination service expense and lawyer and filing fees, totaling almost $2500. More than likely, I'm going to have to take her to small claims court. The Cityfeps programs she was with says they will not over it. Also, I never received call from new landlord for reference so don't know where they moved. So my question is how do you track down deadbeat tenant so I can serve them with papers? Thank you for any help you can provide.

Hello, It's a long hard search to find a landlord attorney in NYC ( Brooklyn, NYC or Queens) for an eviction who communicates regularly with client on updates of case, appears knowledgeable about facts of the eviction case, and emits a feeling that they are competent. Because of this I am here desperately asking any and all NY landlords/real estate investors for a recommendation of a landlord attorney who in your experience with them has demonstrated a majority of the above mentioned traits/skills. If you know of an LANDLORD attorney such as this, I beg you to PLEASE send me the information in a PM. Sorry for the negative vibe but I'm just at that point. Thank you .

I predict you would have an easier time pulling out each of your toenails with an old rusted needle nose plier then to rent to this tenant.  No. No.No. And again for the back row...NO.

Hello, I have a vacant unit coming up and possibly another. Looking for Real Estate Agent who is great and reliable and familiar with East Flatbush/ Brownsville area to list unit. Also I'm interested in investing in more properties. Please message me if you know a Real Estate Agent who can get listings filled in timely manner. Thank you all. I agree 100%. Always nice to have confirmation . I don't have the time, energy or desire to be a babysitter. You read a lease, sign it then that means you live by the terms. If they can't do that then maybe that's not the right place for them. No one wants to deal with a high maintenance tenant.

Hello my wonderful BP people, I was just wondering, what reason(s) would made you NOT want to renew a paying tenant's lease? Would it be a bunch of reasons or just one would do? Just wondering how much it takes to make one feel the steady income isn't worth it.

Actually, I tightened up the verbiage on the previous lease. Unfortunately, as you indicated some people just can't change. Thanks you for the excellent advice.
