Hello my wonderful BP people, I was just wondering, what reason(s) would made you NOT want to renew a paying tenant's lease? Would it be a bunch of reasons or just one would do? Just wondering how much it takes to make one feel the steady income isn't worth it.

Paying rent is only one of many lease terms.  If other terms are violated (due dates, condition, noise, pets, designated occupants), it will lead to unsteady income over the long haul.  There are plenty of paying residents who also follow the other terms of the lease agreement.
