Hello All,

Just let me start off by saying I love BP!! It's such a HUGE knowledge bank. 

I'm in  need of some help. I own a 4--plex in  Brooklyn, NY. I have a tenant their rent is subsidized by the LINC program ( Living In Neighborhood Community), it's similar to Section 8, designed to help families in homeless shelters find housing.

Bottomline, the tenant'' lease is expiring at the end of February 2017. I do NOT wish to renew the lease due to various problems with this tenant ( complaints about tenant smoking weed in the hallway; tenant being late at least 5 times with paying rent and incurring late; tenant refused to allow complete access to apartment during annual inspection; constant yelling and screaming coming from tenant' apartment, etc).

I need to find a NY Landlord/Tenant  attorney who works in the Brooklyn, NY and is very familiar with LINC housing program and/ or Section 8 program.

Thank you for any information you can provide.

Yes, I was able to increase my qualifying income by including the rental income. The rental income was discounted, only 3/4 of the income could be used. Yes, the building already had tenants with leased expiring soon.  This was a big help, since still had rental income coming in while doing rehab. Therefore, not so much of a drain financially .

Hello,

I'm new to BP and I thought I would take this opportunity to say hello and add my two cents on a topic I have experienced the frustrations of first hand. Guess Im one of the lucky ones. I purchased 4 family located in Brownville/ East Flatbush area of Brooklyn in July of 2014. Purchase price was under $500k. Purchased property with FHA 203K, under $60k (property not gut job just needed updating cosmetically) . I would be glad to provide lender info or answer any qiestions. Just PM me for info. Bottomline, it can be done just takes finding right lender, patience and persistence. I'm so glad I found out about BP. So nice to know other investors are experiencing joys and frustrations of investing in Brooklyn real estate. Nice to have voices of motivation when you may feel like calling it quits. Im very thankful for all this wonderful feedback, its such a gift.
