Thanks everyone for sharing opinions and experiences. I'm really sorry for those dealing with some of the mentioned issues...definitely not fair!  

Being a local guy, I can say the south side and south suburbs of Chicago need to be approached with caution...these areas change block by block.....Just do your due diligence.

True to the point about HOA dues for townhouses and condos, but those dues do include a percentage of your CapEx so this can be reduced in your projections.

Sorry to hear about this but it is a learning process and one that will allow you to improve your business from.  Yes it's an expensive lesson, yes it's frustrating  and yes it's really unfair, but take the positive from this incident and move forward.

This could be a great opportunity to put a new procedure in place for your PM.

To clarify, the boyfriend was not on the lease and was not permitted entry upon arrival at which time the incident took place.
