Not necessarily as long as they are all in the same good,  clean condition.  Cleaniness good a long way in my experience.

Your properties sound very nice and the ss would probably compliment the style very well.  Shop around for pricing and even package deals as I've found many times you will not spend much more to purchase ss but the look is very much worth it to prospective tenants!

Similarly to your findings, I have also found success with this asset type in my marketplace. @kate H is correct that you should indeed confirm rental eligibility prior to purchasing the unit. Some HOA communities have limited the number of units allowed and have applied a rental cap in order to maintain compliancy with FHA lending guidelines, so definitely check this out

Also, confirm the overall financial health of the HOA and even consider serving on the Board of Directors if your time allows. Additionally, you touch on some valid points regarding CapEx and exterior maintenance.....these are covered under most HOAs fees and can help your bottomline as well as ease your management effort.

I just recently remodeled one of my units with the Hampton Bay in stock cabinets from Home Depot with great success! Highly recommended for an in stock solution that carries great quality!

Hey Kyle 

Yes,  I have successfully purchased through this company and all went well however......their contact is slanted completely in their favor and did not allow for any contact modifications,  so understand you will be getting things as is under their terms. 

As far as the contact assignment,  I do not believe their purchase agreement allows for this.
