@Anthony Santora  Hello, sorry to hear that, its not much fun. But in NC its not that hard a process. You essentially file through Small Claims Court and its called Summary Ejectment. 

- Make sure once you have filed you don't accept any payments from them. If you were having them direct deposit you'll need to close that account so they cant just go make a small deposit.

- Also when you have the court case, they likely won't show up which mean you can only get Possession (eviction) and not a money judgement. Sucks but thats how it is.

@Linda Weygant  Your response seems a bit aggressive? Why do you assume the worst like he is trying to sue them. ? 

I also don't think that most people are necessarily looking for anonymity when they fail to put down their actual address vs. the property address in the public record. Here in NC is the default for it to be the property address and most folks don't think about it when they buy an investment property. Walnar may very well be doing them a favor by contacting them. 

I personally, applaud his tenacity and resourcefulness.

I choose Allure vinyl planks because they are waterproof unlike laminate and are easy to install. I assume you are referring to the ones HD sells with the adhesive tabs that overlay the tab on the other plank. I find, when installed with care, these create a good liquid barrier and will contour to a floor that might have some undulations in it from settling or the like. The subfloor still has to be smooth though, or you will see small bumps/divots. Laminte and the Lifeproof brand mentioned above are more forgiving with the subfloor condition because they are a stiff plank.

The flexibilty and it being water proof are the main advantage over laminate floors, in my opinion. I think the Allure line is just as scratch resistant, but other vinyl plank products may not be. I have a tenant with a 40lb dog and the floors are not scratched at all. Gravel/sand however will scratch it, so make sure you or they provide a decent mat outside the front door to wipe shoes on.  Cost is another factor, you can get laminate flooring for much less than the vinyl planks so it depends on your situation. 

It may seem confusing but its nice to have these options vs. 15 years ago.

@Terrell Garren thanks for the info.  I have a Lowes WAY too close to my house and I'm there often.  They just didn't have much of a selection in the vinyl tile (stone look) arena. I'm looking for a fairly simple look, just dark charcoal grey without it trying to look too much like stone. Karndean has some nice stuff but it was $4.72/sqft.  If I do vinyl plank (wood look) I always use Home Depots Trafficmaster Allure product. I just love the ease of installation and it looks great. Wears well and will flow with slight undulations in the subfloor. I find the "click" flooring to be a bit finicky with respect to whether it is actually clicked together or not. Thanks again, I'll check out Floor and Decor.

Can you guys recommend some places to purchase the vinyl tiles? I am not finding what I want at Lowes/Home Depot and some of the higher end manufacturers are too expensive, in my opinion. I don't think vinyl tile needs to cost ~ $5.-/sqft.

@James Wise  I run a PM company so I have seen a few interesting places. When I see places like this I always wonder if they even considered how much money they spent to acquire all that stuff only to just leave it behind. 

I recently took over a triplex and was told by owner that the "tenant just left a note, her stuff and disappeared" So I figured it would be kinda like your place lots of random stuff/junk. It was so strange, she had left basically everything but it was meticulously organized and clean. The table was set with decorative place settings, clothes on the hangers, furniture neatly arranged, pristine! It was like she cleaned up, took her expensive jewelry and walked out the door.   Very weird.

@Mike S. Hi, I run a Mgt co here in Raleigh and charge between 8% and 10% with 2/3mo. for leasing a unit to new tenants. Most properties are 8%, if its a multifamily in a C-class area with low rents I charge 10% cause theres just more work with them. I very much strive to save my owners money especially on repairs/upgrades because retail prices for most things are just too high for an investor. A very important aspect of considering mgt costs are all the other little things that you may get charged for which aren't obvious at the start. For example I do not charge to renew a lease for an existing tenant, sending and receiving a Docusign email with the lease should not cost $100.- Also, I do not markup vendor invoices. If the Plumber/HVAC guy charges $135.- thats what you pay.

BTW: I moved here from Mass back in 2003 and have had my own rentals here and started my PM co. to serve investors the way I would want my properties handled. I did PM in the Back Bay when in Boston. Feel free to reach out with any questions.

Luis,

I don't understand your post. Are you offering it for 230 or 235? And is the proposal that someone buy it for that throw in $15K more just to either make $5k or break even. Or is this meant as a live in sale vs. an investment.

Also, it does not look like you or your wife own this property based on the Wake County tax records?
