@Chanda Carlton  Hi and welcome to the game and your timing is great!  In the current environment there is plenty of Money to be had, what is lacking is Good Deals. So you are in a position to make this happen. You need to find the deals but they need to be "Good" deals. That means good for the investor, not just good for you. Properties that can be acquired for under market value, fixed up and then either sold or rented to make a profit or cash flow. Biggest tip I can give you, is - TAKE ACTION. knock on doors, cold call, etc.  The deals are there but few are willing to go hunting for them.

@Jon A. Sounds like you have a solid handle on it and I understand and appreciate the "life happens" concept. I think most do mean well and It can build a good relationship when you show some compassion. Not to mention that there are always costs (time and/or money) when you have a turnover.

@Jon A. sounds like this person has made a bad decision and I would want want to know more about the details. Is it just a roommate or a romantic relationship gone bad. I know that shouldn't matter but in reality it does because it lets you know how to handle it better. If she never signed anything with this roommate and truly wants them out then you might call the local police and see if they will stop by and inform that person that they are trespassing. Sometimes they will do that and sometimes they push it back on you, but it can be an effective tool. Once you file an eviction you are in the court system which does afford both sides rights, so I always try to have that be the last resort. The whole lost phone thing smells fishy so if it was me I'd want to know more details about whats going, yo may discover its time to move on from her. Good Luck!

@Adam Schneider Hi there, I will echo what @Joseph Guckavan stated above. I am doing this in Johnston County and I think each county is probably slightly different but the folks at the county office were very helpful. However I found that its best to ask a ton of questions! They have all the info and will provide it, but they aren't investors and so don't always give details that you might logically expect them to provide. Also consider talking to the surveyor at the same time and make sure their info jives with what the County said. BTW: I was surprised by the cost of surveyor when the area is bigger and the length of time before it is fully recorded! Lastly, if the lots are not going to have city water/sewer and would need well & Septic then a soil scientist might be needed to tell you where a well/septic could go which might affect the lines the surveyor cuts. @Joseph Banko Hi, I would say you should reach out to Roper & Taylor Law Firm in Raleigh. I deal with Justin Taylor and I know his partner Wayne Roper has been in the biz for a long time. They do a lot of work with investors, wholesale deals etc. So they probably have that experience.

Assistant Property Manager Role

Looking for a very organized detail oriented person who has experience with property management software, Buildium exp. is strongly preferred.

The position is mainly a "back office" role. 

-Processing lease ups, move-outs, charges & credits in Buildium

-Filling in leases

-Processing screenings

-Coordinating applications / showings over email and phone.

-Sending out notifications to tenants via Buildium.

-Coordinating work orders with established vendors.

-Assist with marketing campaigns for new management clients

@Rob Jones  Hi, as a PM here in the Raleigh area I'll chime in. First, the utility changeover stuff sucks! Theres too many players in the mix. 

I think one thing to remember is that I don't believe you or the PM can set up/create a utility account on behalf of the tenants, they have to do that themselves, as their credit gets checked etc. However, the tenants are obligated to setup and pay utilities by terms in the lease, or should be, its definitely stated so in the Standard Form lease used by most here in NC. So, if they don't it's really the same as unpaid rent and should be charged back to them. But I see where you would want the PM to cut the power at a certain date. On the flip side, I will say that I (as a PM) am very careful to make sure power stays on. Because, if there is an ice-maker or ice cubes in freezer with no power they melt, leak out and can really damage the flooring (depending on type).  Also when its 100 degrees outside its not good for the house to get that hot inside. At the end of the day really bad tenants like this will cost you money one way or another, better a $200 utility bill than some type of intentional damage that would undoubtably exceed $200 significantly.

There are a lot of variables here but it does clearly sound like the vetting process really was not up to snuff! That, is of course entirely the PM's responsibility and one that can minimize these situations down the road. I find the lease up process to be a super critical step in the whole lease term going well, for everyone involved.
