New mortgage without DTI consideration

I am looking to purchase a property that will be a STR, but I already own one condo (STR) and a primary (LTR multi family), so I won't be able to with traditional financing because of DTI ratio. Does anyone have alternative methods I can look into or does anyone themselves offer any products?

Usually 20% down on acquisition.  Or - you can focus on sellers who would consider owner financing - best for those owned 10+ years, as this is usually considered an installment sale, resulting in the ability for the Seller to spread out the tax impact.
