Hi guys I'm about to purchase a fourplex and the foundation in the crawl space under one of the units needs immediate fixing due to water damage the wood is moosh, my question is in Canada can you evict a tenant because of this issue? We would have to get in there to strip the unit and dig through the floor under the bathroom to re do the foundation. Does. Anyone know of eviction strategies for this situation or can recommend a source to find information.

@Vinh Huynh you can also buy a cheap dish washer install it of you don't already have it and raise rent 50$ a month I'm sure there is similar strategies I'd love to hear some

How many properties can one purchase in canada with only 5% as a downpayment could i purchase a property with 5%down and then another with 5% down about a year later ?

@Curtis Sharpe I think it makes more sense to buy together and have a contract that favours us both if we were to split up, what do you recomend?

Hi everyone I am having a big argument with my girlfriend right now on the topic of having a cosigner for a duplex. Here is the issue of have lots of cash and liquid assets to out towards a duplex however my income is to low for a loan of that size without a cosigner, my girlfriend does not want to buy a house together because we are not married yet, we decide at first to ask my family however they are not financially secure enough to cosign for me so she want s to buy the property in her name instead with her mother as a cosigner but she wants me to put down payment on the property and it just feels like I'm making all of the risk and no reward

Hey everyone, I am wondering if anyone knows how to find deals in Canada that's not just the MLS, it seems the properties my real estate agent is showing me is bottom of the barrel, does anyone have any strategies for deal hunting in Canada.
