Hey everyone just looking for advice I'm in Montreal Quebec and am having issues with my tenants refusing the rent increase because they renovated my property without my authorization nor me even knowing and they feel they can refuse my rent increase because they feel they payed for the renovations that I should be thankful and they won't be accepted any rent increases and are refusing to speak with us. If anyone has any advice on the laws of a tenant renovating a property without permission, it is my understanding this is illegal what they did and I should be able to file for eviction.

@William Lee awesome yeah I was really starting to get out in the investor community then covid hit, I always try to go to seminars now and I joined a few meet ups too. How long have you been investing for ? What's your strategy or goals? Are you from Montreal?

@Huong Luu thanks so much I was thinking of buying in Ontario next, I'm currently in Montreal and it's so expensive here. What sort of property do you own? What is your strategy? I own a fourplex but am considering buying a property for student housing and rent out the rooms. It seems like the best way to get the most use out of a single property. It's really difficult to find cash flowing properties in Montreal.

Hey does anyone in Canada know how to find cheap properties like you would foreclosures in the states, I know we don't really have the option to buy foreclosures in Canada but I have heard of banks listing properties or auctions where you can purchase properties below market value. Do any Canadian investors have any experience with finding properties that are not on the MLS?

Hey guys does this make sense or is it dumb

Potentially negotiate an equity partnership with the seller of a property. I would try to negotiate a lower selling price with the seller for higher monthly cash flow however I would give the seller 10%-15%equity once I renovate then refinancing in 5 years or less. Is this a strategy or am I missing something?

Hey guys can someone answer this for me, I'm doing a major renovation project, it was suggested to make this known to my property insurance company, do I need to tell my insurance company before or after the renovation? Will it effect the cost of my insurance because I renovated ?

@Philippe Laurin exactly there is no need for a witness it's just to acknowledge receipt of the notice so come Feburary when we start our renovation if he's still there we can have a sheriff remove them legally. No clue what his plan is, other then to delay past our renovation so we cannot remove him.
