I personally feel the two properties you are describing cover different criteria. Fix and flip properties are easier to find in areas going through gentrification and are typically areas that need improvement (to put things nicely). Cash flow is cash flow, but areas that rent "well" are going to probably be a little nicer than areas with a lot of fix and flips. Unless, you plan to BRRR and collect rent after rehabbing, which is another great way of investing.

The Midwest gets a bad rap for investing and I realized that back in 2012. You want to invest in an area before it gets discovered  

That's what's so great about the historically low interest rates! Lock in a low fixed-rate mortgage, collect the cash-flow, and capitalize on the appreciation coming up. I anticipate the Fed will begin raising interest rates slowly but surely to hedge inflation, just a matter of time.

    • 13.8% appreciation in home values since 2020
  • U.S. 10 Year Treasury: 1.407% (increase of 0.47% from 0.93 December 2020)
  • As the U.S. 10 Year Treasury yield percentage goes up, so do mortgage interest rates. 30-year-Mortgage interest rates sit at an average 2.994% for December, 2021. 30-year-Mortgage rates in December, 2020 averaged 2.865% (+0.13% since 2020).
    • An increase in mortgage interest rates is indicated by an increased U.S. 10 Year Treasury yield (+0.47% since 2020)
      • A $250,000 home in 2020 (2.865%) with 20% down payment on 30 year conventional loan = $828.71 monthly mortgage payment ($27.62 per day)
      • A $250,000 home in 2021 (2.992%) with 20% down payment on 30 year conventional loan = $842.34 monthly mortgage payment ($28.09 per day)
