Did you figure out how to purchase more from your list criteria?

If not, you can select the option to suppress your new list with your past one. Once you've selected your criteria and move on to the review screen, where you can remove the duplicates and choose the quantity you would like to purchase, there is a option to suppress. You would just need to select your old list where asked. I believe Listsource only allows you to do this if your list has been purchased within the last 6 months. After that time there isn't a way to suppress a new list. Lucky for you, you are still well within the time frame.

I agree with @Max Keller

Direct mail tends to work best when you send a campaign of 5-7 different pieces, 4 weeks apart from each other. Follow ups are key as the average person takes 3-5 touches before picking up the phone to respond. That being said, it is tremendously important to have a budget and plan set up before starting a mailing campaign. However, if you have those things in place, go for it!

When you are ready to mail, I agree that you should not use your home address as the return address. I've heard of recipients actually showing up to senders homes. Not good! If you get a PO Box or mailbox at a UPS like store, most cases you can use the physical address (Ex: 1234 Main St #123). That would be preferred to a PO Box as it appears to be maybe a business address. Just ask the PO Box location if they permit the use of the physical address. 9 times out of 10 they do.

As for the number they call, your personal number can work, however it isn't advised. A lot of the online phone companies allow call forwarding so it would be worth your while to sign up for one of those. I personally like CallText.com. It's new and I'm still learning how to utilize all its components (it has phone, text, email capabilities, calendar, and CRM in one!), but so far I LOVE what it can do.

Direct mail is pretty straight forward, however it is always nice to gather as much info as possible before starting any adventure!

Direct mail tends to work best when you send a campaign of 5-7 different pieces, 4 weeks apart from each other. Follow ups are key as the average person takes 3-5 touches before picking up the phone to respond. That being said, you should set a quantity of mailers each month that you think you could keep up with the phone calls.

There are two things that you should ask yourself that will help you determine your mailing quantity:

1) Your budget

2) Your ability to handle the calls

It might help you to answer these questions if you had an idea on what to expect in respect to the response rates. Here are the average response rates we have seen based on our customer feedback as well as our own mailings throughout the years:

Yellow Letters- average response rate of 8%-9%, all kinds of calls (angry calls, curious calls, tire-kickers, quality calls)

Typed Letters- average response rate of 8%-9%, all kinds of calls (angry calls, curious calls, tire-kickers, quality calls)

Postcards- average response rate of .5%, mostly quality calls.

Zip Letters- average response rate of 2%, mostly quality calls. (Great for follow ups)

Greeting Cards- average response rate of 2%, mostly quality calls. (Great for follow ups)

10% would be an awesome response rate! Especially with such a small quantity such as 50 mailed.

You are right, there are a lot of letters out there you could model your letter from. And why not? If you google yellow letters you will see tons of examples. Why re-invent the wheel? Take the pieces you like the best out of the samples and, Ta-daa!!, you have yourself a letter.

When mailing to absentee owners, or any type of potential seller, it really is about getting your name and message out there repeatedly. You want to become the name they think of if and when they are in the situation that they want to sell. In the case of direct mail, it is important to remember that on average it takes a few touches before the potential seller actually picks up the phone and takes action. So planning and budgeting for about 6 months or 6 touches will get you going in the right direction.

Also, don't be afraid to mix up the mail pieces. Postcards, letters, yellow letters, zip letters. Mix it up! Just remember to have your name, contact info, and a call to action included in each piece.

I usually pull lists from Listsource. I find it to be the easiest to use, and I am most familiar with the criteria options they offer. 

You could also look into mail houses to pull lists for you as well. I know a number of us offer that service along with or separate from actual mail pieces.

 Awesome advice @Andrew Michael! You are right that it takes more than a single mailing to generate deals. 

In fact, @Casey Walker ,  I'd add that it takes 3-5 mailings before the recipients respond on average. That is why it is a good idea to plan on and budget for around 6 mailings, or the equivalent to 6 months of direct mail. Follow up is important in all aspects of this business.
