Post: Houston Mobile Home Rules

Hi folks, 

I have a lot I am selling in Sunnyside (south part of Houston). I have a buyer wanting to move a mobile home on the lot. I have heard that mobile homes are not allowed within the Houston city limits. Can someone please confirm or deny this and possibly direct me to where the official information can be found on these rules?

@Simon Shih Hey Man, that is awesome.  Doing things remotely is difficult but can be done. I'm working on the same thing from up hear in Canada. Best of luck on this rehab. We like the Deer Park, Pasadena, Baytown area. I'm always open to partnering on deals in there if you find some more.

Thank you gentlemen. I really appreciate the feedback here. You have given me some action steps to take. 

@Account Closed I think you hit the nail on the head. It seems as though our GC hired this guy to keep costs down for us (which is great) and went with the one-man operation. I am going to discuss with him about the sub-contractors he is using and set some standards that we want to follow. Such as hiring a brick and mortar company as you put it.

Hi Rehabbers and Builders.

We recently had a plumber who disappeared into thin air along with the $1000 installment we had paid him. This was a fellow who was chosen by our GC to do the work. We paid him the first installment of $2000 to do phase 1 of the plumbing  on our rehab. He completed the work in a timely fashion and did a good job. We then paid him to start the next phase when he took off. 

Besides paying in installments, I am wondering if anyone has ideas as to how to prevent this from happening again. We can't always be on site babysitting these guys. Obviously doing better due diligence on the contractors who work for us is a good plan but does anyone have any other tricks?

@Chad U. for always being one of the first to answer my questions! 

What about if I am using someone elses RRSP money though? Say I talk Joe Engineer downtown into lending money through his RRSP. Can I do it then?

BP Nation and specifically BP Canada,

Can anyone tell me if it is possible to get Canadians to lend on US real estate using their RRSP? I don't know a lot about this except that it has to be at arms-length to lend on Canadian real estate from your RRSP. However, I have not heard if RRSP loans can be made across the border. 

Any advice on this would be greatly appreciated.
