@Natalie Kolodij True. I mainly pointed to the video because it explains the deduction well and the participation requirements to count towards non-passive income. New construction costs can be easily broken out without a study. In my case, I acquired an existing structure for an STR.

You need to do a cost segregation study to use bonus depreciation. The benefits are less, the lower your tax bracket.

Hi Sri,

There's a fair number of STR managers to choose from between Girdwood and Willow. They will get more scarce as you get to Soldotna, Kenai, and Homer. Look up @Valerie Buss to find some connections on the Kenai, she lives down there. AirDNA.co has all the data you need to select the right market for an STR.

@Christopher Alan Rush I've seen good deals even this summer. Not that I'm buying right now... But the numbers work. It's a tricky market for buy-and-hold investors. I'm interested to see if the rise in rents will stick over the next 18 months. Generally speaking, if you're still renting and have a horizon greater than 5 years, you should buy something greater than 2 units asap. Good luck with your search.

@Roberto Medina If you want a fourplex, go live in it first and use a 5% down FHA loan. Don't cash out your 401k. Use a 401k loan feature or roll funds into a self-direct IRA (or equivalent) where you can purchase real estate using non-recourse and let your investment grow tax-deferred.
