I find the RealEstateCPA information is really good. He has a spreadsheet that's formatted into IRS categories for tracking up to four properties.

@Kaiden Foster I use the hardwired one. The only issue I had was I needed a higher voltage transformer - $20 at Home Depot. No changing batteries is one less worry.

@Kaiden Foster For the rental I'm operating in a different city, you input your registration number and they remit taxes on your behalf, using your registration number. My question would then be - if the platform should remit taxes for you, how are they to know who they are paying the taxes for? There's something missing to make that connection between you-AirBnB-Muni.

@Kaiden Foster That's a good solution. Thanks! Adding a SmartThings hub would allow automating Alexa Ring Alarm arm/disarm and then run the keypad code through RBOY.

@Kaiden Foster Thanks for sharing those resources - I'll take a closer look. I looked at YourPorter and iGMS as well for messaging. Security is very tricky. So is internet redundancy. Can you imagine having to physically power-cycle a modem or router? These systems are great when they work, but can be a headache if they stop.

I have a new unit I'm managing from afar. for smart home - Get the new ring security system and a z-wave smart lock. The cellular backup plus 3 gigs of usage is a game-changer. You can reprogram door codes from the app. For furniture - most retailers in town have poor quality and are a rip. If you're going to go new, get something from costco or order ikea and have it shipped. shop+deliver is very reasonable. The alternative is to go find used furniture, but it takes a lot of time and usually requires a truck. Best of luck on your new purchase.
