Post: Buying a house on a major street - Royal Palm area Phoenix

As a wholesaler and the rehabbers I work with usually take about 10k to 15k off for a major street. It maybe more depending how big the traffic is. But most of the time at least 10k.

Welcome to the BP family. I am kind of in the same place. I am working on a couple flips right now while working a full time job and almost done with re school for my license. I will be looking for a triplex here soon to house hack. Phoenix can be a tight and tough market at times but it will happen. Good luck and here's to starting 2016 off with a bang

I am a fairly new investor. I have done a couple deals with partners but looking for new partner/mentor in the Phoenix market. Mostly looking for some motivation and direction. I have a pretty good understanding of properties and rehab but work full time so kind of rough by myself. Anyone interested or good suggestions be greatly appreciated. Thanks

it was with the Scott Yancey group, abundance edu. They claim that they will help you get 10 to 20 deals done in the first year and help provide funding. I know their numbers were wrong and I knew I would have to work for the deals but I didn't realize how much you to have to buy a property since I have never bought a house before just worked on them. They talked all about rehabbing houses with no money of my own and of course that doesn't exist this day in age unless you have private money or partners. It was about 6 months ago. I have learned a lot over the last six months no thanks to them. All

They wasn't is just more money for more stupid programs.

I took the guru course months ago. It was a bit of money and I plan to flip houses not wholesale they said they would help with financing the deals and working on the deals and it was a big joke. It was long before I found bigger pockets another reason they were a waste. They didn't teach me anything I haven't found on here. I'm not big on wholesaling so I have already started getting my re license. I am about halfway done.

Just wondering if anyone has any good ideas on how to get the money back from a guru course. I wasted a lot of money on a guru, before I knew about Bigger Pockets. It was a complete waste and now they wont return my phone calls or email. I would love to be able to do some marketing but most of my extra money from my full time job goes to paying off the credit cards. thank you for reading and anything that would be helpful would be greatly appreciated.
