Congrats on finishing your degree, Tim Butterfield and best of luck entering the market. Sandy Springs seems to be doing well for SFHs but I haven't seen any duplexes up this way (you see them as you get into southern Marietta though, but may not be ideal location for you in your 20s.)

Holly Litt I'd tend to agree with what other have said, and would also caution you on a rental unit with only one bathroom. Admittedly I don't know that area really well but you're limiting your buyers, meaning you're going to have to likely hold for longer or find just the right buyer.

Nice to have another Atlantan here at BP, Joe Ussery . If you're listening to the podcasts, episode 11 is a great tool for newcomers to REI.
Very interesting conceptual discussion: leveraged versus liquid in a market crash. Assuming I had three $100k SFHs, each bought with 3% down/30y fixed, 20% down/30y fixed, and the last purchased outright, how would my positions in the three be different if property values dropped 50%?
