Can I encourage the seller to file a claim against their homeowners insurance for some of the repairs? Are there legal issues with repairs being initiated in the midst of or immediately prior to a sale? It seems the owner is an investor that just wants to be rid of the property. The damage is fairly extensive, and obviously I'm going to have a large rehab budget on this, but there's room for profit: the listing price is about $90,000 below local comps that are sold as-is, and $120,000 below improved properties in the area. Trying to figure out how to post pics from the mobile app.

When evaluating distressed properties without having access to the interior, what is the average range of rehab costs per square foot? What are typical best and worst case scenarios for Atlanta rehabs?

I'm sure you're using it already, but auction.com (website and app) is a good tool for locating foreclosures and more importantly their auction dates.

Thanks for posting the pics. The numbers don't always work, but as a new real estate investor I always get excited seeing the ugly house and thinking about the end product... and the profit of course.

Most of the duplexes I've seen locally are in Forest Park and College Park (around or south if I-20, near the airport and Porsche facility.) I'm not educated enough to accurately rate these areas, but I'd guess they're either "C" or "D." There's still cash flow potential, but rent values and renter quality will obviously be lower than more affluent areas.

Great post, thanks for sharing your experience, @dan m. It'd be interesting to see this turn into a megathread of various GA county auctions. If one were so inclined, he or she could include county name, link to tax sale site and or list, recurring date for auctions (i.e. First Tuesday of the month,) as well as address for the actual auction. I've been looking around at some smaller counties (I do sales in many smaller, rural counties) and I'm amazed at the inconsistency I see with these tax commissioner's sites. Many have broken links, dated information, or just loop back into their department homepage, thus making it rather difficult to achieve the whole goal of having tax sales in the first place!
