Good luck on that. I would love to acquire DC property but those prices are through the roof. However, if the right opportunity presents itself, I will dive on it.

I acquired my properties first and was advised to form an LLC. I know I will be liable for the loan but I believe they can be transferred to the LLC to protect my assets. I plan on discussing this with an attorney.

If already filled with section 8, why change? Either way, there's nothing to convert. You just advertise the unit and accept someone not on section 8.

My name is Mark Cruse and I stumbled upon this site a few days ago. I really like what I see. I've been in REI since 2006. Currently I have two different homes that I rent out. In addtion, I'm a partial owner of a vacation rental in the Pocanos. My goal is to start flipping so I can build up my cash reserves. I'm also interested in eventually getting a multi unit to hold. I would love to acquire property in DC but things are so expensive so I've turned to either Baltimore or Prince Georges County. I'm just looking for the right deal at this point and am attempting to learn the best way to go about it. Baltimore is very tricky because I don't know most of the areas, but I do know Prince Georges and DC like that back of my hand. I just continue to read all the great advice and hope to build a network of like minded people.
