Your agent will always say that...they do not get paid till you spend your money. Check the comps in the area. See where the last sale was and judge your buy by that standard. If this is going to be your home 2nd or not, you have to make the finale call.

For getting to put your phone number or contact info in the ad. I have not committed that sin. But I have seen ads with that simple but needed info missing.

For those who thinks Marshall is just a big scam artist, he is now bankrupted. He practiced what he preached, and bought houses everywhere he promoted. His line was "to wipe out middle class poverty." My wife worked for him, she ran the woman's investment class in South Orange County. We got to know Marshall very well. When the market started turning he bought houses back from investors to help them out. He is, and was not your every day guru. Everyone with real estate is being effected by this market, to put the blame on a person, any person is pretty shallow. And to wish this on someone, anyone is even worse.

I lived through hurricane Charley in SW Florida. The house blew apart around us and we made it out safe. The most harm came from the insurance company. 6 months later I received 80K for a 215K repair. After arbitration 9 months after the storm I received a total of 205K with contents and ALE added on. I have talked to hundreds of people that have lost property in the different storms that ravaged Florida and New Orleans, where I was born, it is my true belief, you are only now going to start feeling the pain from the fire through a company that has been happy to take your money. Hire someone to deal with the insurance company for you, a professional that knows and can cut the BS the insurance company will put you through. It cost me 10% of the claim, but I ended with 200K more than I was first offered.

Karen~short sales in Florida are worth pursuing, The banks do not want them and are happy to work with you. Here is Ca. it is another story. 9 months to a year, 2nd wants 10%. My agents have to give up there commission to make the deal go through. It is killing as many as are successful. With 9 months of your life put into something with a 50/50 chance. It just does not seem worth it here.
