We don't mind working hard at all. We're expecting it. I guess I just wanted to hear from somebody who actually does it themselves rather than from the gurus trying to make $$ off of their books and seminars.

Good to know, I'd love to make 10k or more per deal, I think we'll start out small and hopefully work our way up. I think it's safe to assume it depends on the market your in, the harder to find the deal the more profit you make?

Thanks for the great advice. We are hunting for a cash flow property in a decent neighborhood. We were aiming for 200 per unit, is that too unrealistic?

Before I take the plunge I'd love to hear from those of you who have already been down this road. Would you purchase rental property again. Do the pros outweight the cons? Any advice you have would be great. My wife and I are getting close to purchasing a rental. Obviously, we have cold feet. All in all, I think we will benefit from it in the end.

Can't help but agree with Tien. I have not attended any of the advanced "guru" courses but for those of us just starting out those boot camps have helped many. I've read a lot of people saying bad things about these courses BUT they have NOT attended the advance training that has been offered. From what I can gather, those who have attended some of these seminars have been very satisfied. I guess you need to be realistic, for me I am not planning on getting rich quick. Hell, I'm not planning on getting rich. As for right now, my immediate goal is to secure my retirement and get some tax benefits. However you choose to learn is up to you. Taking action is what is most important in the end.

I like his point too. Ironically, that's what I was thinking...a profit is a profit regardless of where you purchase. As far as the taxes go, that's what got us interested in this area to begin with. It seems the potential is endless. It's always nice to have your thoughts confirmed by others who have done it before you. There are so many people out there who seem to try and discourage us from heading down this path. Can't help but question our mission from time to time. Thanks for the input!!!!!!

Our biggest frustration in starting out is trying to determine what direction to go in. We are all over the map right now. I think once we do a bit more research we will make a decision and keep moving in one direction. We need to focus on one goal at a time, that is VERY difficult for us right now. The 2nd thing is dealing with negative people, we always hear the "horrar" stories...we ignore all them and maintain our focus.

My wife and I are about to take a class in whoelsaling. My question is, does it really pay 5-10K per deal? It sounds too good to be true. We have been doing a lot of reading and are preparing to enter this nonconventional field. We are excited about it and are hoping to increase our income. We don't mind working on our days off because we actually enjoy it. Our thoughts, if we can do 1 deal a month that would be great. Is this a realistic goal????
