I am seeking some suggestions from some of you out there that may have encountered something similar to this in the past.

Approximately 5 months ago, my business partner and I purchased an 8 unit building. We have since removed 5 of the 8 tenants for various reasons and are in the process of upgrading the apartments and the exterior grounds. The problem is that it is like pulling teeth to get people to even show up to look at the apartments. Come to find out, the reason why is this building has a long history of drug activity. It even has a nickname to the locals…â€the beehive†due to all of the activity. All we have to do is tell potential renters the address and we are immediately rejected or they make an appointment to see a particular apartment and don’t show up. As you might imagine this is EXTREMELY frustrating.

We are spending money to create a quality product. Every apartment we actually do show, people love them. The issue is getting them there. We want the building to be a place people want to live and also create a positive name for our company. HAIN Properties = Quality Product.

I guess what I am looking for are suggestions on how to break the negativity associated with this building. I know many of you purposely look for buildings like this to clean up and make a good name. How do YOU do it??? We would love any suggestions you might have to throw our way.

Thanks, I figured I would be discriminating...I am just not too familiar with this. I do understand they are highly trained animals, but you never know. I definitley will check with the housing authority.

Got a question and need some input. My wife was just talking to one of our tenants who has an autistic son. She mentioned that the "Needs" program, whatever that is, has a service dog for them. We don't allow pets in the house. If the kid really needs the dog, then I don't want to say no, but I also really don't want a dog (collie) in the house. Am I legally obligated to allow this dog in the house? They have lived there for over a year and haven't needed this dog until now. I just get the feeling she is trying to get one over on me. Any suggestions???????

Just curious, I read the 50% rule does include utilities in theory because the rents will be higher. I'm a little confused, if someone could clarify that would be great. Thanks!

How do I even attempt to figure out repairs and maintenance on an 8 unit building. The roof is newer, vinyl sided, new boiler, new hot water tanks, in lead compliance, replacement windows, updated electrical. Just about everything has been done to this building. Most of the apartments are in good condition also. I don't even know where to start. Any suggestions would be appreciated. I also have an APOD we put together based on past property numbers. If someone would like to take a look at it, let me know and I will email it. Thanks!

I am looking to wholesale a property with back taxes. We are looking to assign the contract for a couple of thousand more than the back taxes. Has anyone ever done this and what kind of problems did you encounter? Also, will it create a problem if the town has already filed a quitclaim? The assessor told us it has been filed but nothing on the registry of deeds website yet. Any information on the subject will be helpful. Thanks!!!

I know what a squeeze page is but I don't understand how after a potential buyer/seller enters their name and email, the page is directed to another website. Also, I wouldn't mind suggestions as to sites where I can set up a squeeze page. Any and all information on this topic would be helpful. Thanks!
